30 days? Why should I want to sell my house so quickly?
Statistics show that if you sell your home in less than 30 days, you will get the best price possible for your home. If your home is on the market for more than 30 days, there is a strong likelihood that it will be on the market for 6 months or more. The longer a home stays on the market, the less money you will get for it. Statistics also show that on listings where no price reduction has had to be taken, properties. Why? Buyers assume there must be something “wrong” with a home that has been on the market for a while.
Inevitably, when showing homes, one of the most common questions we get from buyers, even these days, is, “How long has it been on the market?” Since the majority of homes ARE on the market for 6 months or more, the next words out of their mouth are, “Why has it been on the market for so long? What do you think is wrong with it? I bet they are really motivated to sell now!” At this point, the buyer is quickly calculating the mega-discount they can get. This is true ESPECIALLY in this market.
Since we work for you and must act in YOUR best interest, we want to get you the best price for your home…so we will do what we can to get your home under contract in the first 30 days.
5+ showings per week?
Excitement about a new listing is generated in the first few weeks that a home is on the market. That’s when you will get the most showings and have the best chance of getting a strong offer on a home that is PRICED ACCORDING TO MARKET CONDITIONS. If your home shows extremely well, is priced to sell, and looks great on the listing, it should generate 5-7 showings per week for the first two weeks plus you should receive an offer. If not, you may need to adjust quickly (after consulting with your agent.)
What are the odds?
Think about it—if you are getting one showing every week (or even less), what is the likelihood that that ONE buyer is going to buy YOUR home given the huge inventory of homes on the market today? How many homes did you look at before you bought? In previous years, our buyers typically looked at less than 10 homes. Nowadays, it is rare for us to show a buyer less than 50. It’s a matter of odds…and the odds are only in your favor if you have numerous buyers touring your move-in ready home! This is true ESPECIALLY in this market.
