Prepare Your Home to Sell
Below is a general list of items you should consider when preparing your home for sale. When you decide to hire The Silberman Team to help sell your home, we will make specific recommendations to help you prepare your home. These may include interior and exterior improvements. Generally, inexpensive touch ups will help aesthetically, but in some cases, we may recommend something more comprehensive. Don’t fear— we have the experience and relationships with contractors and handymen alike to make this process as painless as possible.
As a courtesy we have provided you with two lists—one with General Repairs, and the other with Important Suggestions. Please read both thoroughly and consider attending to the listed items.
General Repairs
- Ensure the exterior is in good condition to give viewers a favorable first impression. Make repairs accordingly.
- Pressure wash the driveways, walkways, deck and exterior facade of home if possible.
- Enhance your yard by cutting back shrubbery and trees to allow plenty of natural light into both the home and yard area.
- Maintain your garden area for curb appeal.
- Paint the rooms a neutral color and repair holes or cracks.
- Replace the air filter in HVAC.
- Fix all cabinet or door hinges that are squeaky, tight, or broken.
- Replace broken or cracked switch plate covers.
- Repair leaking faucets.
- Clear clogged drains.
- Fix broken door handles or locks.
- Replace broken or burned out light bulbs
Important Suggestions
- Keep furniture in rooms, as furniture helps viewers feel more at home and visually space the size of a room with their own furniture. However, be sure to keep furniture to a minimum.
- Keep decorating to a minimum to allow rooms to look more spacious and also to prevent viewers from being distracted by your personal items.
- Remove excess clothing and belongings from closets and shelves to give viewers a better idea of the amount of “storage space” your place has to offer.
- Clear kitchen counters and exposed shelves of excess appliances, decorations or papers.
- Organize storage areas and garage to give viewers a better idea of the amount of “storage space” your place has to offer.
- Clear and clean bathroom counter tops, toilets and tubs of toiletries, etc.
- Clean all floors, carpets and window coverings.
- Remove pets! Leave them with friends or relatives, or take them to daycare (ie. doggie daycare). If they cannot be removed then crate them. Put tops on litter boxes and place them out of sight.
- Have all lights on when showing your home, replace bulbs with the highest watt bulb possible.
- Open window coverings if showing during the day.
- Remove or store all valuables.
- Lightly scent your home (air fresheners, oils, etc) prior to or during showings.
- Keep your home at a comfortable temperature.
- If a smoker, do not smoke indoors. Be sure to eliminate smoke odor.
- If vacated, keep yard maintained and leave gas, power, and water utilities on.
